For me it's rather simple: forget the whole thing, it's a total loss! I consider the money as completely lost. Investor Allen is investing the money on a tropical beach dreaming about guys stupid enough to expect a report or return on investments.

All these answers does not make sense. Let's mention some facts:

Communication facts:

-> Several persons in this forum mentions a chat with Investore Allen. Each time he peomised to answer the next day(s);

-> I'd a long converation with him a month ago, on Friday evening (summary is summarised in a notecard and the same evening send out to other interested people). He promised to get back during the weekend: no answer;

-> In this forum and in official announcements to Avix he mentionned reports covering all AIG companies. No reports! For an example, see the promised finacial report after the Avix take over (3/aug/2007 mention "Tomorrow Report will begin to contain performance aspects, such as land sold over the last 24 hours, etc");

-> As Avix boss he required:

The following are requirements put in place that all listed companies must follow.
In the event that you will be unable to log in to Second Life for an extended period of time (1 week or greater) you must post an announcement to shareholders stating so.
You must post an earnings report at least monthly.

I know the Allenvest Land Fund is not an Avix company, but we can expect that the boss follows at least his own rules!

Investement facts:

-> The landprice of Allenvest South was originally around 20 L / m*m. +/- a few weeks ago the price has now dropped to +/- 10 L / m*m. It means the expected short term return on investements will drop with at least 50%! We can even questioning if the money invested in the land purchase can be recuperated!

-> In the mean-time a huge monthly tier amount has to be paid without corresponding revenu, thus another drop of our return on investements;

How you get paid - You will get paid a dividend after the sim has been 100% sold out and at that time have the option of having your initial investment returned, or remain a shareholder for the next sim purchase. We estimate the entire process to take between 2 and 4 weeks.

-> Ask other land-owners how much time they need to sold out a sim? Not months! See also the announcements of other enterprises in WSE and Avix about sold land. BUT: Investor Allen mentioned "100% sold", thus as long he does not sell the last piece of land he doesn't need to pay dividend, thus never?

-> Or we (=shareholders and Investor Allen) wait or we (=shareholders and Investor Allen) act.

Allenvest Land Fund Report is available!
I'm very happy to announce that today a Allenvest Land Fund Report is available ...

It could be a statement made by Investor Allen, but I made the statement and also the report.

I've audited the Allenvest Land Fund and made a report. I've also made a simulation of possible benefits using the assumptions:

I'm pretty sure that Investor Allen will be happy and friendly to give the exact numbers. I will use them to re-execute the simulation.

Results:
-> Only benefits will be made starting August 2007;
-> From September 2007 the monthly benefit will be +/- 50.000 L / month;
-> The monthly benefit has to be increased with the benefit of the sales;
-> It means that over one full year (June 2007 -> May 2008) there will be a total benefit of 675.000 L

What it means for a share of 25.000 L AND all benefits are converted to dividends:
-> Initial share: 25.000 L;
-> From September on till May 2008 you can expect a dividend of +/- 3.500 L/month IF all benefits are converted to dividend!
-> Total return till end May 2008: +/- 60.000 L, -- inclusive original share, -- for an initial investement of 25.000 L.

Let's compared this numbers with the initial statements made by Investor Allen:

There is also another statement with a NEGATIVE impact on the dividend:

As sims are purchased and land is sold a portion of the profit from the sale will then be sent out in dividends to shareholders.

In other words: no dividend generated by the tier benefit! Only a portion of the profit is used as dividend. 0 % is ALSO a portion!

I will be glad to receive feedback from Investor Allen. I'm sure he will deliver numbers to prove that my simulation is wrong and I'm sure he will made a more correct simulation.

Asleigh, I know there are a few sold at 30 L / m*m, there are also sold at less than 10 L / m*m (You can verify that currently 7736237 Paine sells some of his Allenvest South parcels at 10 L / m*m! I'm pretty sure that 7736237 Paine doesn't define the price because of your nice eyes!).

In the assumption that ALL parcels are sold at 30 L / m*m, then we get a return of +/- 110.000 L for each share of 25.000 L, what's still considerable less than the return mentionned in the WSE announcement. I know, dear Investor Allen, this are forecasts, no obligations, and each investor has to evaluate before buying!

Hello Sam, thanks for the report. Let's hope that Investor Allen will report as fast, but ...

-> Why he doesn't introduce his real-life identification?
-> The new AVIX / SLCAPEX CEO promised "No exceptions", "fines", but her bank was sponsored by Investor Allen! Lindsay, now you can PROVE that you are the CEO and not a clone!
-> I'm still convinced that Investor Allen is still investing our money on a beach still dreaming about guys investing money in his drinks.

Conclusion: I organise a meeting to discuss the next actions. I propose Saturday 18/Augustus/2007 at the Art Sanctuary at 23:00 CET = 14:00 SL. The Art Sanctuary can be found using the SL search panel.

All of us will welcome Investor Allen. For him: the Art Sanctuary has also a nice beach and we offer him the needed drinks. We ask only a small contribution: the fund report.

I verified my Allenvest account: no money
I verified my SLCapEx portfolio: no AIG share

I can understand the AFB liquidity problems, but THERE ARE NO AIG share problems.
Investor Allen has more than 38.000.000 AIG shares, more than 95% of all AIG shares, thus transferring 2.000.000 shares to the land fund shareholders can not be a problem! Why I didn't receive them?

I can understand that Investor Allen has money problems. I understand that he has to sell shares and that he can not withdraw the money fast enough from his SlCapEx account. There is an easy way to solve these problems. Give us the equivalent of the money in SLCapEx shares. Investor Allen has still a huge amount of SLCapEx shares. It will solve his withdraw problem and a difficult problem will be solved.
